DESCRIPTION
OF ARCHITECTURAL SERVICES
SCHEMATIC DESIGN:
The Architect will prepare and present preliminary buildings and site
design drawings based on the Owner's Program Requirements, Construction
Budget, Site Limitations, Federal and State Regulations and Functional
and Aesthetic Considerations. The owner will review the design and have
the opportunity to make changes.
DESIGN DEVELOPMENT:
Upon the Owner's approval of the above, the Architect will begin to focus
on Materials, and Mechanical, Plumbing, Electrical Systems in order to
identify the best solutions. A statement of probable cost will be submitted
along with updated plans for review by the Owner.
CONSTRUCTION DOCUMENTS:
Upon the Owner's approval of the above, the Architect will develop the
following for Bidding and Construction:
1. Site Plan
2. Foundation Plan
3. Floor Plan(s) and Room Finish Schedule
4. Exterior Elevations
5. Wall Sections and Construction Details
6. Roof Framing Plan
7. Door and Window Details
8. Interior Details (Cabinet Work, Special Conditions)
9. Heating, Ventilating and Cooling Plans
10. Water Supply and Waste water Plans
11. Electrical Plan
12. Project Manual
An updated statement of probable cost will be submitted along with a copy
of the plans and specifications for review by the owner.
BIDDING AND / OR NEGOTIATIONS:
Upon the Owner's approval of the above, the Architect will reproduce and
distribute the Bidding and Construction Documents to Plan Rooms and Qualified
Bidders. He will respond to Bidders' questions, Issue Notice of any appropriate
changes and conduct the bid opening. He will make recommendations to the
Owner, and if a decision to proceed is made, he will execute the Owner/Contractor
agreement.
CONSTRUCTION ADMINISTRATION:
Through frequent inspection of the work, the Architect will insure the
quality of materials and workmanship are no less than that specified.
He will process the Contractor's Monthly Pay Request and personally verify
that the materials on the job and percentage of completion correspond
with the pay request. Upon substantial completion, the Architect and Owner
will make a final inspection of the work and list any final corrections
to be made by the Contractor.
